Listing Requirements
G4MAX is designed to help Users discover locations for recreation, celebrations, events and memorable experiences.
To keep the catalogue and map useful, safe and clear, every Listing must contain accurate, current and sufficient information about the Property.
Core Principle
Before making contact, a User should understand:
what the Property is;
where it is located;
which entertainment and amenities it offers;
how much it costs;
which rules and restrictions apply.
1. Properties That May Be Listed
G4MAX accepts locations suitable for recreation, entertainment, accommodation, celebrations or private events.
Eligible Properties may include:
houses, cottages, villas and country complexes;
apartments where the format is suitable for recreation or special events;
bathhouses, saunas, SPA locations and hot-tub complexes;
glamping sites, nature cabins and waterfront locations;
spaces for birthdays, parties, corporate events, photo shoots and private gatherings;
Properties with pools, karaoke, billiards, gaming consoles, home cinemas, barbecue areas, sports or other entertainment.
Important
Ordinary accommodation without a distinctive leisure or event format may not be accepted into the G4MAX catalogue.
2. Authority to List a Property
A Listing may be submitted by:
the Property Owner;
a tenant with legal subletting rights;
a manager;
an authorised representative.
By submitting a Listing, you confirm that:
you have the legal right to advertise and offer the Property;
you can provide evidence of authority or the owner’s permission where required;
you are not copying another person’s Listing;
you are not presenting another person’s Property as your own;
the Listing does not violate a rental agreement, residential rules, neighbours’ rights or applicable law.
G4MAX may request documents, evidence of authority or the owner’s permission.
3. Required Listing Information
Complete all available fields as accurately as possible.
Incomplete Listings may be returned for revision.
The Listing should include:
a clear Property name without spam or excessive promotional wording;
the correct Property type and category;
city, district, settlement and actual location;
an accurate Property marker on the map;
a detailed description and the Property’s main advantages;
maximum guest capacity;
number of sleeping places;
available amenities;
available entertainment;
additional services;
current prices and rates;
all mandatory additional charges;
Property rules;
restrictions;
cancellation conditions;
a valid telephone number or another contact method.
4. Address and Map Location
The map is one of the core G4MAX features.
The Property Owner must place the marker where the Property is actually located.
When listing a Property:
do not place the marker in the city centre, a popular district or near a landmark if the Property is located elsewhere;
confirm that the city, district, street and settlement are correct;
provide the most accurate location possible;
if the exact address cannot be displayed publicly, provide the most accurate approximate location possible;
make sure that the marker is not placed on a neighbouring street or in another district or settlement.
G4MAX may correct, offset or hide the marker for reasons relating to:
accuracy;
safety;
privacy;
protection of Property Owners and guests.
The complete address may be provided directly to a guest after the conditions have been agreed.
Prohibited
Intentionally providing a false map location in order to appear in a more popular search area.
For example, a Property must not be placed in central Odesa on the map if it is actually located outside the city.
5. Photograph and Video Requirements
Photographs must help Users realistically evaluate the Property and must not create a misleading impression.
You should:
use recent photographs of the actual Property;
show the exterior;
show the main rooms;
show the grounds;
show the pool, sauna, hot tub and other advertised entertainment;
show sleeping places;
show bathrooms and other important areas;
use clear and sufficiently bright images;
avoid excessive distortion and editing;
have the legal right to use all uploaded materials.
You must not:
use photographs of another location;
use stock images instead of genuine Property photographs;
conceal material defects;
conceal damage;
conceal unfinished construction or renovation;
upload screenshots from other platforms;
upload text-heavy collages;
use images containing unrelated third-party logos;
publish photographs that mislead Users.
Recommendation
Upload between 8 and 15 varied photographs.
The first image should clearly show the Property’s main attraction, such as:
the house;
swimming pool;
attractive grounds;
sauna;
hot tub;
event area;
sea or nature view.
6. Property Description
The description must be specific, easy to understand and consistent with the photographs.
The description should:
explain which types of recreation or events the Property is suitable for;
list the main entertainment;
describe available amenities;
identify distinctive features;
state what is included in the base price;
state what is charged separately;
disclose seasonal limitations;
state whether the pool operates throughout the year;
disclose whether the pool is heated;
explain the conditions for using the sauna or hot tub;
state restrictions concerning music and noise;
explain rules concerning children;
state whether pets are permitted;
explain smoking rules;
identify the maximum number of guests.
The following are prohibited:
false claims;
excessive promises;
abusive wording;
discriminatory text;
text written entirely in capital letters;
unrelated information;
false information about distance, location or available services.
7. Prices, Deposits and Additional Charges
The published price must be current and understandable.
If it depends on the date, day of the week, season or number of guests, this must be clearly explained.
The Listing should:
state the billing unit: hour, daytime, night, full day or event;
show weekday rates;
show weekend rates;
identify holiday rates where they differ;
state any minimum booking period;
state any minimum order amount;
disclose the required advance payment;
disclose the security deposit;
explain advance-payment refund conditions;
explain deposit refund conditions;
disclose all mandatory additional charges.
Mandatory charges may include:
cleaning;
swimming-pool access;
pool heating;
sauna;
hot tub;
additional guests;
bed linen;
equipment use;
early arrival;
late departure;
other required services.
Prohibited
Publishing an artificially low price that is not actually available to Users.
For example, a Listing must not display a one-hour price where the Property can only be rented for a full day unless this condition is clearly explained.
8. Rules, Safety and Legal Compliance
The Property Owner is responsible for:
the legality of the Property’s operation;
its technical condition;
equipment maintenance;
guest safety;
compliance with local rules;
respect for neighbours’ rights;
providing accurate information.
The Property Owner should:
communicate important rules before the booking is confirmed;
maintain electrical systems in safe working condition;
maintain heating systems;
keep swimming pools safe;
maintain saunas and hot tubs;
ensure the safe use of barbecues, fireplaces and other equipment;
warn guests about open water;
warn guests about slippery surfaces;
warn guests about dangerous stairs;
disclose open-flame risks;
disclose other material risks;
state any age restrictions;
explain when children require adult supervision;
provide emergency contact information.
The following are prohibited:
offering unlawful services;
allowing the Property to be used for unlawful activity;
concealing an unsafe technical condition;
concealing material risks to guests.
9. Prohibited Listings and Content
G4MAX may immediately reject or remove a Listing that misleads Users or creates a risk.
The following are prohibited:
non-existent Properties;
unavailable Properties;
fake Properties;
duplicate Listings created to manipulate visibility;
Properties submitted without the required authority;
false addresses;
false coordinates;
false prices;
photographs of another Property;
false characteristics;
unlawful services;
content that infringes copyright;
content that violates privacy rights;
materials that infringe other third-party rights;
abusive content;
discriminatory materials;
dangerous or unlawful content;
third-party contact information published without a lawful basis;
advertising for unrelated services;
fraudulent links;
spam.
10. Moderation and Publication
After submission, G4MAX may review a Listing before or after publication.
During moderation, G4MAX may:
correct formatting;
correct spelling;
change the category;
edit the Property name;
restructure the description without changing its meaning;
clarify the address;
adjust the map marker;
request additional photographs;
request documents;
request explanations;
return the Listing for revision;
temporarily hide the Property;
reject the Listing;
remove a Listing that does not meet these requirements.
G4MAX is not required to publish every submitted Listing.
Please Note
Moderation is not a legal verification of ownership.
Publication of a Listing does not mean that G4MAX:
verified the Property Owner’s identity;
reviewed ownership documents;
guarantees the quality of the Property;
guarantees the safety of the Property;
guarantees the accuracy of all information;
is a party to arrangements between the Property Owner and the guest.
11. Keeping the Listing Current
After publication, the Property Owner must keep the Listing accurate and up to date.
The Property Owner should regularly:
update prices;
update rules;
replace outdated photographs;
update contact information;
update available services;
disclose seasonal changes;
correct the map location;
hide the Property when it is temporarily unavailable;
delete the Listing if the Property is no longer offered;
respond to enquiries promptly;
avoid confirming unavailable dates.
Notify G4MAX if:
your account has been compromised;
the Listing was changed without your permission;
another person used your photographs;
your Property was listed without permission;
your contact information was misused.
12. Violations
Where a Listing violates these requirements, G4MAX may:
issue a warning;
return the Listing for revision;
change its category;
restrict its visibility;
hide the Property from the catalogue or map;
remove the Listing;
restrict the ability to submit new Properties;
temporarily suspend the account;
permanently suspend the account;
disclose information to competent authorities where required or permitted by law.
