Safety Tips
G4MAX helps guests discover houses, villas, apartments and other locations for recreation, parties and events, while enabling Property Owners to list their Properties and receive enquiries.
G4MAX is an information and technology platform. We are not a Property Owner, landlord, travel agent, payment service or party to arrangements between Users.
All rental, booking, payment, cancellation and refund conditions are agreed directly between Users.
Follow these recommendations to reduce the risk of fraud, misunderstandings and unsafe situations.
1. Review the Listing Carefully
Before contacting a Property Owner, carefully review the Property page.
Check:
Property photographs;
the description and available amenities;
guest and sleeping capacity;
the location displayed on the map;
the approximate price;
Property rules;
conditions for using the pool, sauna, hot tub, barbecue and other areas;
additional charges;
contact details of the owner or representative.
Look for inconsistencies between the photographs, description, price and location.
If an offer appears unusually inexpensive or lacks important information, request additional clarification.
2. Confirm That the Information Is Current
Listing information may change.
Before booking, confirm:
whether the Property is available on the required date;
the final price;
what is included in the base price;
which services are charged separately;
the required advance payment or security deposit;
the maximum number of guests;
arrival and departure times;
cancellation conditions;
advance-payment refund conditions;
restrictions concerning music, noise, children and pets;
whether the pool, heating, sauna, hot tub and other advertised amenities are operating.
Important conditions should be recorded in writing.
3. Verify the Owner or Representative
Before sending money, make sure that you are communicating with a real person who is authorised to offer the Property.
You may request:
their full name;
a video call;
a live view of the Property;
a recent video;
confirmation of the exact address;
an explanation of their authority to offer the Property;
a draft agreement or booking confirmation.
Compare the telephone number, payment recipient’s name and the details provided in your correspondence.
If you are asked to send money to another person, request an explanation.
4. Verify the Property Location
Use the G4MAX map to review the area and approximate location.
Before making a payment, confirm:
the complete address;
whether the map marker is accurate;
the distance from the city, sea, shops or other relevant places;
road access;
parking availability;
access conditions for gated premises.
For privacy and safety reasons, the complete address may not be publicly displayed. The Property Owner may provide it after the conditions have been agreed.
Do not make a payment if the Property Owner refuses to provide even an approximate location or provides conflicting addresses.
5. Request Recent Photographs or Video
Listing photographs may have been taken earlier.
Before booking an expensive Property or organising a large event, request:
a recent video of the grounds;
video of the main rooms;
the current condition of the pool, sauna, hot tub or other important areas;
confirmation that heating, water and electricity are operating;
photographs of sleeping places;
information about neighbouring Properties and the surrounding area.
Extra verification is recommended where images appear highly promotional, unusually professional or inconsistent.
6. Make Advance Payments Safely
At this time, G4MAX does not accept rental payments, process payment cards, hold deposits or issue refunds.
All payments are made directly between the guest and Property Owner outside the Platform.
Before paying:
confirm the total amount;
confirm the purpose of the payment;
record the refund conditions;
verify the recipient’s name;
retain the payment details;
make sure the amount matches the agreement;
request written confirmation that the payment was received.
Avoid paying the entire amount far in advance without an agreement, booking confirmation or other documentary evidence.
Be particularly cautious where you are pressured to pay immediately.
7. Never Share Confidential Information
Never disclose the following to a Property Owner, another User or anyone claiming to represent G4MAX:
your account password;
a one-time SMS code;
a login verification code;
your payment card PIN;
your CVV or CVC code;
your banking application password;
complete payment card details;
photographs of both sides of your card;
bank payment verification codes.
G4MAX staff should never ask for your password or one-time account login code.
8. Avoid Suspicious Links
Fraudsters may send fake payment pages, booking confirmation forms or copies of well-known websites.
Do not open or use a link where:
the website address appears unusual;
you are asked to enter payment card information again;
the page imitates G4MAX but uses another domain;
the message contains errors, threats or unusual pressure;
a refund is promised after entering card information;
the link was sent by an unknown person.
The official G4MAX website is g4max.com.
9. Retain Evidence of Your Arrangements
Until your stay or event has been completed, retain:
correspondence;
the Property Owner’s telephone number;
screenshots of the Listing;
the agreed price;
cancellation conditions;
payment confirmations;
receipts;
any agreement;
the Property address;
Property rules;
confirmation that the advance payment was received.
Do not rely only on verbal arrangements.
10. Confirm the Rules Before Arrival
Ask in advance about:
the maximum number of guests;
whether parties are permitted;
acceptable noise levels;
quiet hours;
the use of speakers or professional music equipment;
smoking;
pets;
children;
parking;
cleaning;
responsibility for damage;
the amount and return procedure for the deposit;
restricted areas;
use of additional equipment.
Violation of agreed rules may result in termination of the stay without a refund where this was agreed with the Property Owner.
11. Inspect the Property on Arrival
After arrival, inspect the Property with the owner or representative.
Check:
whether the Property matches the photographs;
furniture and equipment condition;
existing damage;
cleanliness;
water and electricity;
heating or air conditioning;
locks;
fire exits;
the pool, sauna, hot tub and other equipment.
Take photographs or video of damage that existed before your arrival.
Immediately notify the Property Owner of any problems.
12. Swimming Pool Safety
Where a swimming pool is available:
never leave children unattended;
do not dive into shallow or unfamiliar areas;
do not use glassware near the pool;
do not enter the water when heavily intoxicated;
do not use faulty equipment;
do not touch electrical devices with wet hands;
comply with capacity restrictions;
do not run on wet surfaces;
confirm the depth and water temperature.
The Property Owner should explain any special rules or risks.
13. Sauna and Hot Tub Safety
When using a sauna, steam room or hot tub:
comply with the recommended time limits;
never leave children unattended;
do not use the facilities if you feel unwell;
avoid excessive alcohol consumption;
do not touch heaters or hot surfaces;
do not attempt to repair equipment;
use only permitted materials and fragrances;
follow the Property Owner’s instructions.
Persons with cardiovascular conditions, high blood pressure or other medical contraindications should assess the risks and obtain medical advice where necessary.
14. Barbecues, Fireplaces and Open Flames
When using a barbecue, fireplace or fire pit:
use only the designated area;
keep flames away from buildings, trees and flammable materials;
never leave a fire unattended;
keep children away from hot equipment;
do not use petrol or other dangerous substances for ignition;
make sure water, sand or a fire extinguisher is available;
extinguish the fire completely after use;
comply with weather-related restrictions and fire bans.
15. Generators and Heating Equipment
Never use a generator, barbecue, gas appliance or other carbon-monoxide-producing equipment inside residential premises, garages or enclosed areas.
Ask the Property Owner:
who is permitted to operate the generator;
where it is located;
whether proper ventilation is provided;
what to do during a power failure;
where fire extinguishers are located;
whom to contact if you smell gas or smoke.
If you smell gas or smoke or suspect carbon monoxide, leave the premises immediately and contact emergency services.
16. Child Safety
Parents, guardians and accompanying adults are responsible for supervising children.
Pay particular attention to:
swimming pools and bodies of water;
stairs and balconies;
fireplaces, heaters and barbecues;
saunas and hot tubs;
electrical sockets;
sports equipment;
playgrounds;
animals;
open gates and roads;
slippery surfaces.
Do not assume that a Property is automatically equipped for children.
17. Personal Belongings
Do not leave the following unattended:
money;
identity documents;
telephones;
laptops;
jewellery;
keys;
payment cards;
other valuable items.
Ask whether a safe, CCTV system or lockable storage area is available.
G4MAX is not responsible for loss, theft or damage to Users’ personal belongings.
18. Surveillance Cameras
The Property Owner should disclose surveillance cameras installed on the premises before arrival.
Cameras must not be secretly installed in bedrooms, bathrooms, saunas, changing rooms or other private areas.
If you discover an undisclosed camera in a private area:
do not touch the equipment;
document its location;
leave the premises if you feel unsafe;
contact the Property Owner;
report the matter to G4MAX;
contact the police where appropriate.
19. Respect Neighbours and Local Rules
Even where events are permitted, Users must:
comply with quiet hours;
avoid excessive or dangerous noise;
not block roads or entrances;
not leave rubbish outside the premises;
not damage neighbouring property;
comply with lawful instructions from the owner, security staff or competent authorities;
not organise unlawful activities.
20. Alcohol and Prohibited Substances
Users are responsible for complying with laws concerning alcohol and other substances.
The following are prohibited:
providing alcohol to minors;
driving while intoxicated;
using illegal substances;
dangerous conduct;
pressuring others to consume alcohol;
creating a risk to guests, the Property Owner or property.
21. Recommendations for Property Owners
Property Owners and representatives should:
publish accurate and current information;
use genuine photographs;
place the Property correctly on the map;
disclose all mandatory charges;
explain rules in advance;
warn guests about potential risks;
keep equipment in safe working condition;
provide safe access to the Property;
disclose surveillance cameras;
not conceal significant damage or unsafe areas;
never request passwords, SMS codes or complete banking details;
provide an emergency contact;
comply with applicable law and neighbours’ rights.
22. Warning Signs of Possible Fraud
Exercise caution where:
the price is substantially lower than comparable Properties;
the Property Owner refuses telephone or video communication;
no approximate or complete address is provided;
photographs are inconsistent;
immediate full payment is demanded;
payment details repeatedly change;
payment is requested to an unknown third party;
you receive a suspicious payment link;
the Property Owner requests an SMS code;
you are asked to conceal the purpose of the payment;
the person pressures or threatens you;
communication stops after payment;
the Listing disappears immediately after the transfer.
Where you have doubts, do not make a payment until additional verification has been completed.
23. What to Do if a Problem Occurs
If a problem occurs:
Retain correspondence, photographs, receipts and other evidence.
Contact the Property Owner or representative.
Clearly describe the problem and your requested resolution.
Do not delete the conversation.
Report the matter to G4MAX support.
In cases of suspected fraud, contact your bank and the police.
Where there is an immediate risk to life or health, contact emergency services.
G4MAX may review the Listing, request additional information, hide the Property or restrict a User’s access. However, G4MAX does not have the authority of the police, courts or banks and cannot guarantee a refund.
24. Role and Responsibility of G4MAX
G4MAX provides digital tools for finding Properties, viewing information, using the map and contacting other Users.
G4MAX:
is not a party to agreements between guests and Property Owners;
does not establish the final price;
does not automatically confirm bookings;
does not accept rental payments;
does not hold security deposits;
does not issue refunds;
does not control User conduct outside the Platform;
cannot guarantee the accuracy of every Listing;
cannot guarantee the safety of every Property.
Users independently decide whether to communicate, book or make a payment.
25. Reporting a Suspicious Property
Report a Property to G4MAX where you identify:
false photographs;
an incorrect address;
a fake Property;
undisclosed charges;
fraudulent payment details;
unsafe conditions;
infringement of third-party rights;
unlawful content;
a request for your password or SMS code;
other suspicious conduct.
Include the Property link, telephone number, description of the circumstances and any supporting materials.
